Zenia Golf II Community Rules & OWNERS MUST (see below)

The following is the law of The Alicante Provence, not the rules of this Community:

  • No inflatables, surf boards, rubber ring or Lilo`s are allowed in the swimming pool
  • All children under the age of 12 using the swimming pool must be accompanied by a responsible adult
  • All noise levels must be reduced to a reasonable level after midnight

The following rules have been established and approved by the Community of Owners of Zenia Golf II and are not made up by any individuals or Presidents. The most important consideration agreed by the owners is the peace and tranquility of this urbanization.

  • The use of foul or abusive language will not be tolerated
  • Footballs and other associated ball games are not allowed in the community areas
  • Bicycles, skates and motor bikes are forbidden in the community area
  • Dogs, cats and caged birds are allowed in the urbanization as long as they do not disturb the neighbours. Dogs must be kept on a lead. Owners of animals are obliged to clean up any mess
  • No radio or musicbox to be used without headphones
  • No food, glassware, alcohol, crockery or cans allowed around the concrete pool area. Please use only plastic utensils around the pool
  • No personal possessions i.e., chairs, toys, clothes etc. to be left overnight around the pool area – any items left will be removed and disposed of
  • Smokers, please take an ashtray for your use around the pool and garden
  • Please take your rubbish with you when you leave the community areas

          SWIMMING POOL RULES

  • The opening time is from 08.00 to 22.00 o clock
  • You must shower before entering the swimming pool. Remove all sun creams because they contaminate the pool water
  • No food, drink, glasses or cans allowed in the swimming pool
  • No “bombing” or diving into the pool (this is considered very dangerous) 
  • Pool users of all ages must wear swimming suits – no nude swimming
  • Young children may wear tee shirt in the swimming pool (white if possible)
  • Please do pick up or collect loose tiles from the pool – this is vandalism and prove costly to repair
  • Please respect the gardens and swimming pool area because they are there for your and every one`s enjoyment
  • Remember the beach is only a ten minutes walk away, where children and adults can play all day as they prefer
  • This community is maintained by the owners who pay for the upkeep of the facilities you are using
  • Please respect this this rules and regulation

ACTIVITIES THAT AFFECT THE TRANQUILITY OF THIS COMMUNITY WILL NOT BE TOLERATED AND MAY RESULT IN FINANCIAL CONSEQUENCES

  • Read and obey the Community rules. Ensure that all their guests, particularly their tourist rental guests, also read and obey the rules.
  • Keep up the appearance of their property.
  • This includes the visual appearance of gardens. Do not allow hedges and flowering Bougainvillea to grow beyond your property.
  • The spines of Bougainvillea can injure anyone passing.
  • Follow the painting programme using the correct paint.
  • Inform the administrator if your personal contact details change.

PAINTING PROGRAM

  • The wall paint colour is MONTOKRIL number 437
  • The exterior paint colour is Rojo Ingles number 415
  • Paint for metal work is HAMMERITE colour ROJO P.C. 6308303

ALTERATION TO PROPERTY

We would like to remind you that, in case you want to carry out a work in your property which modifies the aesthetic of the property, you must contact the community first, via president or administrator, to obtain the corresponding authorization in accordance to article 7.1 of the horizontal property law:
 
“Art 7.1 … the owner of each property may modify the architectural elements, facilities or services of the former when it does not undermine or alter the safety of the building, its general structure, its external configuration or state, or harm the rights of another owner, having to get authorization for such works previously to whoever represents the community. In the rest of the property you will not be able to make any alterations and if you notice the need for urgent repairs, you must notify the administrator without delay.
 
In addition, no modification can be made without the prior consent of your neighbors.
GENERALLLY

  • This is the new Spanish Law, and it is our Community responsibility to obey the Law
  • We MUST inform the Council Enforcement Department of any properties unregistered which are used for rentals. They MUST all be registered and have the License displayed on their wall.
  • Should our Community have further problems with rentals and / or failure to obey our Community Rules, then we will implement the 20 % surcharge on all rental properties.
  • Should further problems happen, we will ban all rentals at Zenia Golf 2 as the new Law permits.
  • Should any owner disregard the above, the Community President can give instructions to apply to the Court to have an owner expelled from using their premises for up to a maximum of 3 years, as existing Spanish Law”.
